You're going the WRONG direction with this. Somebody had to do something and it was Abraham who chose (eventually) to walk by FAITH for this . If he didn't walk in FAITH for this it wouldn't have happened. See Romans 4: 18,25

What did Isaac do in order to be born? Name one thing. All concerning Abraham and his son Isaac, was an act of pure mercy to him, and to his seed after him~That is, the spiritual seed promised to Jesus Christ. All spiritual blessings were secured by two immutable acts of God, period. Not one things depended on Isaac. The spiritual seed of Jesus Christ were elected by God, and given to Jesus Christ before the foundation of this world, before they had done any good or evil. God swear by Himself, because there was no greater to swear by! I can hold fast to all of the promises/blessings of grace, knowing that it will be perfectly kept, not one will be missing in that day.

Why do you assume spiritual birth from above is akin to physical birth on earth?

All spiritual blessing associated with salvation are in Christ.
