You cannot interpret one verse contrary to many
You failed to address the many verses that are contrary to your belief
Sorry but there are no verses that teach unconditional salvation
Au contraire, there are many that show there is no such thing as unconditional election to salvation
Rom 10:9–10 that if you confess with your mouth Jesus as Lord, and believe in your heart that God raised Him from the dead, you will be saved; for with the heart a person believes, resulting in righteousness, and with the mouth he confesses, resulting in salvation.
Eph 2:8–9 For by grace you have been saved through faith; and that not of yourselves, it is the gift of God; not as a result of works, so that no one may boast.
John 3:16 “For God so loved the world, that He gave His only begotten Son, that whoever believes in Him shall not perish, but have eternal life.
Acts 16:31 They said, “Believe in the Lord Jesus, and you will be saved, you and your household.”
John 1:12But as many as received Him, to them He gave the right to become children of God, even to those who believe in His name,
Rom 1:16 For I am not ashamed of the gospel, for it is the power of God for salvation to everyone who believes, to the Jew first and also to the Greek.

The Spirit makes alive those who believe. That is
Faith precedes regeneration, for regeneration requires the indwelling of the Spirit
John 7:38–39 He who believes in Me, as the Scripture said, ‘From his innermost being will flow rivers of living water.’ ” But this He spoke of the Spirit, whom those who believed in Him were to receive; for the Spirit was not yet given, because Jesus was not yet glorified.
Acts 2:38 Peter said to them, “Repent, and each of you be baptized in the name of Jesus Christ for the forgiveness of your sins; and you will receive the gift of the Holy Spirit.
Gal 3:2 This is the only thing I want to find out from you: did you receive the Spirit by the works of the Law, or by hearing with faith?

It is rather plain
John 1:12–13But as many as received Him, to them He gave the right to become children of God, even to those who believe in His name, who were born, not of blood nor of the will of the flesh nor of the will of man, but of God.
Those who believe become children of God that is born of God, i.e., regenerated.
You just do not deal with them, and your theology is exposed as unconcerned about the whole context of scripture.
